You might not often associate wet basements with winter, as spring, summer, and fall are typically when rainfall is at its highest. Not only do sprinkler systems prevent lives and property losses from fires, but also save millions of dollars to business owners by way of tax deductions, code and ordinance compliance, insurance savings, and the ability to continue business as usual. How to Respond When Frozen Pipes Burst

How to Respond When Frozen Pipes Burst
When Kansas winter temperatures rise and fall, it can be really hard on your home's water pipes. Sometimes, despite your best efforts in trying to protect your home against the damages that come with frozen pipes, bursts happen. And that’s when you need to respond--and fast. Understanding Frozen Pipes While frozen pipes tend to be more common in older homes, the location of the pipe and the level of insulation surrounding it is really at the root cause. The other factor is, of course, temperature. When the mercury plummets to near record lows, water freezes. When this happens inside pipes, the frozen water expands, creating pressure that can lead to leaking or bursting. Frozen pipe prevention includes installing proper insulation and making sure the heat from your home keeps your pipes above freezing temperatures. If you’re not sure what to look for specifically, work with a professional plumber to address...

Replacement Cost vs. Actual Cash Value Insurance - which?

Replacement Cost vs. Actual Cash Value Insurance - which?
When you first head out on your own, insurance isn't always high up there on your priority list.  Many times you'll look for the cheapest rate, doesn't matter what sort of insurance it is.  Is that the smartest thing to do? It depends.  Educate yourself first and then make a decision based on your checkbook and possessions.  ACV will only pay for an item's depreciated value rather than the cost of full replacement. For example:  Your couch burns up due to careless smoking.  You paid $700 for it 10 years ago.  ACV will apply deductions for depreciation of the piece by age and condition.  If they figure it's just worth $100 now, that's what you will receive.  Replacement Cost trumps ACV Replacement cost terms mean the policy covers a piece of property for the amount it will cost to replace it with a comparable one, without deducting anything for depreciation.  Depending...

Why Choose a Professional Water Restoration Company?

Why Choose a Professional Water Restoration Company?
When a homeowner experiences a water loss, the first thought is to 'get a wet/dry vac, some towels and a fan.'  Is that all that is needed?  Is this idea of hiring a restoration or remediation company just another scam?  Is it overkill and you can really just do it yourself?  Consider a few points and then you decide... When water damage occurs , it's not usually nice clean water that has spilled onto the carpet or flooring.  Many times the water has been sitting there unnoticed too.  So technicians have to combat a number of threats, some visible and some invisible, before their job is done.  Structural weakening, chemical runoff, electrical hazards, dangerous wildlife, and deadly microbes are all common risks techs will have to face.  With proper training and equipment though, dangers to the technician and the family can be minimized. Flood and sewage backups  are normally host...

Ice Dams and Roof Damage - how to prevent them!

Ice Dams and Roof Damage - how to prevent them!
What is an Ice Dam and How Does it Form? Initially I thought an ice dam was formed by blocked gutters; nope!  While dams can extend into a gutter if the conditions permit, it's all a matter of proper and improper insulation and ventilation.  In a perfect world, the melting ice and snow would flow off into your gutters and away from the house.  However, when outside air temps are very low, the edge of the roof stays below freezing and the water refreezes where the interior roof surface is not being warmed by the attic.  This refreezing gradually creates a "dam", a growing heap of ice that blocks the path of melted snow.  Once the dam is large enough, the melted snow that pools up behind it can force its way back under the roof shingles and then leak into your home! How do you Prevent an Ice Dam?...

Cleaning up after a fire

Cleaning up after a fire
This past February, we had a major disaster at our home.  My 85 year old mother forgot to turn off a pot of turkey legs and then we left for church.  You can only imagine the smell and smoke!  I was so grateful we had a dog door because I'm sure the smoke would've killed our pets.  That and the smoke alarms shrieking had unnerved them big-time!   So here I am, having been on dozens (literally) of fire disasters and cleaning up now after experiencing one of my own!  Right away we opened all the windows, turned on fans and got the pot off the stove!  The problem with burned meat, even if it doesn't ignite, is that it gets over everything.   In the restoration business it's called a "protein fire."  The horrible smell is actually the meat molecules rotting on all surfaces it came in contact with;...

How Can You Tell if it's Wet?

It’s pretty easy to spot wet carpet; we don’t even need to touch something that we can see is wet.  Sometimes in the middle of the night you yourself may have even had the unfortunate experience of stepping in a wet spot on the tile or carpet, and you hope it’s just water and not that Ole Rover couldn't hold it.  It is not a pleasant experience. Noticing water in carpet or on tile is not too difficult.  This is the water that we refer to as “Dumb Water”.  No, it’s not that we test its intelligence, but it’s that the water doesn't know any better than to hide if it doesn't want to be found.  Water that hides?  Yes, this type of water is referred to as “Smart Water”. Water naturally wants to seek its equilibrium so while some water will soak into the carpet and pad and be...

Water Leak Problems?

Hardwood flooring and water damage

Hardwood flooring and water damage
Homeowners who enjoy hardwood floors have a gamble on their hands...what's going to happen to their gorgeous floor if the plumbing fails?  As we will see, this isn't something that is taken care of so quickly or easily. When moisture enters the wood floor from above, it seeps between the wood and the sub-floor.  As the top of the wood dries out - more rapidly than the bottom, where the water is trapped - cupping occurs. If the cupped wood is sanded, the floor will initially appear flat.  Yet the bottom of the wood, remaining damp, is still cupped.  When the bottom of the wood eventually dries, it flattens, leaving the top of the wood crowned. Now, what do you do to avoid that scenario?  Call a good restoration company - this is not something that you can do yourself with a house fan and a wet-dry vac!  When they arrive...

Three Tips to Prevent Water Damage

By taking just a few preventative steps, you will save so much time and money, plus avoid the stress of dealing with water damage in your home. Here's three suggestions to help prevent water damage in the future. 1. CHECK HOSES ON APPLIANCES Everyone has appliances in the home: dishwasher, washer, dryer, and more. Depending on the quality of material used originally and the age of your property, these hoses can become cracked or split, causing leaks to happen unnoticed until it's too late. Checking for old hoses now can save you quite a bit of money down the road, so set aside an hour or so one and go through your home. Usually, a simple hands-on test should be sufficient to determine if the hose needs replacement, and you can usually get inexpensive parts at your local hardware store. 2. CHECK PLUMBING UNDER THE SINK The plumbing underneath your...

What are Hidden Signs of Water Damage?

If you have ever experienced a water intrusion in your home or office, it's safe to say that it was a stressful experience.  No one wants the headache of dealing with wet carpets, walls, and furniture. Hopefully, you called a professional water restoration company, like Lamunyon Restoration. We've received many phone calls over the years from panicked home or business owners after they've tried drying the water themselves, only then to realize they are in way over their heads.  One of the many reasons why a professional is needed is because of the hidden signs of water damage when it's incorrectly dried out. Although its possible that walls and ceilings may appear dry after water damage occurs, in most cases the water has entered from behind the walls. Three Reasons You Shouldn't Repair Water Damage Yourself

Three Reasons You Shouldn't Repair Water Damage Yourself
So you walk down the stairs into the basement and behold this horrific sight. After the screaming stops and you start breathing again, what do you do? Should you immediately grab your shop vac and call all family and friends who owe you a favor? Or is it safer, and in many cases, less expensive to call a professional restoration company after water damage occurs? If you guessed the latter, you're correct! Here's the top 3 reasons you should immediately reach for the phone for professional water damage restoration: 1.  Safety is first and foremost.  If the flooding is not from a clean water source, dealing with raw sewage is very dangerous without the proper equipment and training. Mold can also easily grow when walls, floors, and trim aren't completely dried. Why endanger the health of your family by taking the chance and drying it yourself? 2.  Save money! Most...
